For those who wish to spend longer stints of time on the Caribbean island, however, there's Le Manoir Voltaire, a new 2025-built architectural hilltop compound with panoramic views of Marigot Bay. Listed for just over $42 million USD by Gabriel Montigny of Coldwell Banker St. Barth, the property spans 648 square meters across two independent villas.

The property could easily function as a single compound or as two entirely separate residences, according to Montigny. Each villa has its own private entrance and dedicated parking, and while the two are connected by an internal staircase, the upper residence is also accessible by private elevator. This versatility matters considerably on an island where privacy and exclusivity are as prized as the views.

The architecture draws on mineral concrete, exotic wood, and natural stone, timeless materials chosen for their resonance with the island's landscape. The interiors follow suit: a classic French Caribbean sensibility, coherent in every detail, that favors textures and an understated palette unbound by passing trends. Open and expansive volumes, fluid circulation, and a subtle symmetry give the spaces a grounded character.

At the interior landing between the two residences, a koi pond with a cascading waterfall anchors the space. It functions as more than a striking focal point: it breaks the scale of the home and softens the movement between levels, giving the compound an interior serenity that is unusual in a property of this size. Living and dining areas open directly onto spacious terraces and shaded lounges, with views extending over the Caribbean Sea to the horizon. The estate offers nine bedrooms in total. Seven are full suites, each bathed in natural light and oriented toward the sea. A children's room with six built-in bunk beds creates a dedicated space for younger guests, and an independent staff bedroom ensures the residence runs smoothly and with complete discretion. Altogether, the compound sleeps more than 20 people, with a layout designed to keep traffic dispersed so that guests and staff move through the estate without congestion, even at full capacity.

A 52-meter infinity pool stretches across the property like a second horizon, suspending the entire composition between sky and sea. Swings suspended above the water introduce an unexpected touch of poetry. The dining area, framed by sculptural wooden structures, opens to the ocean at a scale generous enough for long evenings, while expansive terraces extend the architecture outward at every turn. A professional kitchen rounds out the amenities.

As Montigny notes, Le Manoir Voltaire "belongs to that rare category of creations that mark a generation and become references."
