The first thing you notice is the view, and that's by design. A collaboration between Brandon Architects, Erica Bryen Design, Gonterman Construction and Garden Studio Design brought interrupted ocean and harbor panoramas into focus from nearly every primary room in this Newport Beach residence.
The house is "perched along one of the most coveted stretches of Cliff Drive," says Coldwell Banker Global Luxury Property Specialist Garrett Weston, who has listed the property for $16,295,000. It is here, perched above the harbor with the Pacific stretching beyond, that one of the neighborhood's most considered new homes took shape over three years of planning and construction.

The project was a personal one. Completed in 2023, the residence was designed for a builder the team knew well. Walls of glass open completely to the outdoors, streaming in natural light from morning to the gold hour of a Newport sunset. These scenes are "coupled with a contemporary yet warm material palette that provides an engaging entry sequence, nestled between concrete walls as you arrive at the expansive open first-floor great room and kitchen spaces," he further described to the magazine.

The warm-modern interiors unfold across more than 5,100 square feet featuring "wide-plank floors, custom millwork, statement stone surfaces, and designer lighting throughout," says Weston. Inside the great room, a floor-to-ceiling fireplace in rich black stone draws the eye upward; a contemporary chandelier and wood-paneled ceiling complete the architectural conversation above. The kitchen is outfitted with Wolf appliances, Ziething Cabinets cabinetry, and kitchenware by Blue Pheasant. A live-edge table extending from the island is the room's signature detail. "It's a truly one-of-a-kind piece," Bryen said. A temperature-controlled wine wall functions as much as art as a collector's storage.



The five bedrooms and 6.5 baths carry the interior language throughout with equal care. Wallpapers by Porter Teleo and Phillip Jefferies define the rooms. In the bathrooms, Italian manufacturer Fantini Rubinetti supplied the fixtures, and Pigeon and Poodle decor brings modernity and wit to each space. A serene primary retreat with spa-inspired bath, sitting area and private patio access complete the interior. An elevator services all levels.
Outside, two private patios extend the living spaces toward the water, one with an in-ground jacuzzi. Above, the rooftop deck anchors the home's entertaining life, a fire pit from Designers Resource Collection at its center and a full bar nearby. "The rooftop deck can accommodate many people," Bryen said. "It really showcases the outstanding view and amazing fireplace, which was the goal."

Cliff Drive offers a short list of addresses and a shorter list of homes built to this standard. "This Newport Beach home is so special because of its incredible panoramic views of the bay and ocean," Bryen said.
