A New Chapter for Stowe Luxury Real Estate: Inside the Transformation of Topnotch Resort and Its Forthcoming Private Residences
Stowe’s iconic Topnotch Resort is preparing for one of the most significant transformations in its storied history, and Coldwell Banker Carlson Real Estate will play a central role in bringing that vision to market.
The historic brokerage, whose roots in Stowe date back to 1969, has secured the exclusive rights to market the forthcoming Topnotch Residences, a limited collection of luxury condominium homes integrated with the resort’s next chapter.
The appointment marks a pivotal moment not only for one of Vermont’s most celebrated destination properties, but for the resort town itself, introducing a new model that blends private ownership with branded resort-level living.
The Topnotch Residences—27 in total—will arrive fully turnkey, with luxury furnishings from RH (formerly Restoration Hardware), which has recently outfitted luxury residential offerings at the Montage Residences in Big Sky and the Limelight Residences in Mammoth Lakes. Each residence will be thoughtfully curated to reflect the brand’s refined, hospitality-inspired approach to living. The collection includes one- to four-bedroom residences ranging from approximately 1,007 to 2,501 square feet, with one-bedroom homes starting at $1.1 million and the largest four-bedroom offerings starting at just over $3 million. The residences will be housed within a newly constructed, three-story, state-of-the-art building directly connected to the resort via its main lobby and set above a climate-controlled underground parking garage with private owner storage. Many of the homes will feature lock-off suites, private terraces, and dens, along with sweeping views across the Green Mountains.

Beyond the residential component, the project includes a sweeping reinvestment in the resort itself. Plans call for extensive renovations to the property’s 68 hotel rooms, two restaurants, lobby, spa, and pools, as well as a comprehensive refresh of Topnotch’s branding and guest experience — ensuring that the resort’s physical and experiential offerings evolve in tandem with its new residential identity.
Groundbreaking is slated for Spring 2026, with completion anticipated by Summer 2028, allowing the resort to remain open and operational throughout construction. Owners will enjoy full access to Topnotch’s four-season amenities, including spa, dining, fitness, and recreation, while also having the option to participate in the resort’s professionally managed rental program — an increasingly sought-after feature among buyers seeking both lifestyle flexibility and income potential.
